Guidelines and requirements for animals in our properties
General Policy
No more than 2 animals per property are allowed.
Cats and Dogs
- •One-time fee: $250 per animal (non-refundable)
- •Monthly fee: $50 per animal under 50lbs (non-refundable)
- •Monthly fee: $75 per animal 50lbs or larger (non-refundable)
- •One-time DNA testing fee: $65 - $75 per animal (non-refundable)
Caged Animals
- •Monthly fee: $25 per animal (non-refundable)
Restrictions
- •Fish tanks are not permitted
- •Small, caged mammals are not permitted, including but not limited to: rats, mice, hamsters, rabbits, guinea pigs, ferrets, sugar gliders, and hedgehogs
- •The following dog breeds are not permitted:
- •Pit Bulls & Staffordshire Terriers
- •Great Danes
- •Huskies
- •Doberman Pinschers
- •Presa Canarios/Mastiffs
- •German Shepherds
- •Rottweilers
- •Akitas
- •Shar Peis
- •Chows
- •Alaskan Malamutes
- •Wolf-Hybrids
Adding Animals to Your Lease
To add an animal to your lease, there is a $75 lease change fee. We maintain a 2-animal maximum per unit.
Removing Animals from Your Lease
To remove an animal from your lease, there is a $75 lease change fee and a $50 inspection fee to confirm the animal has been removed from the premises.
Note: If you can provide documentation from the veterinarian that the animal has been put down, the $50 inspection fee can be waived.
DNA Testing Requirements
DNA testing is required by the HOA for dogs in select communities. Violations for leaving feces in the community result in a $500 fine plus a $50 service fee.

Note: This list is subject to change.
Important Notes
- •Animal urine found on carpet will require carpet replacement. You will be responsible for carpet replacement costs, which will include carpet, padding, floorboard damage, floorboard replacement, etc.
- •During your tenancy, you can have the carpets cleaned. If you choose to do so, you would be responsible for the bill.
- •Per your lease, you are not permitted to get your carpets cleaned at move out. We require a professional vendor to do this so that we can verify clean carpets for the next resident.
