Application Requirements

  • Separate Applications

  • Each person 18 years and older will need to complete a separate application and submit a non-refundable application fee of $50.

  • Photo Identification

  • Valid government issued photo identification: driver's license, military ID, state ID, or passport.

Income Requirements

Income Verification

The combined gross income of all adults living in the rental property must be 3 times the monthly rent and associated fees.

Traditional Income:

Applicants must provide verifiable documentation with 2 months of their most recent paystubs.

Non-Traditional Income:

Documentation showing Social Security, disability benefits, settlement agreements, alimony, child support, residual income from investments, inheritance, etc. For non-traditional income, we require signed letters, statements, court orders, or other official documents as acceptable proof of income.

Additional Requirements:

  • If relocating with the same job, a signed transfer letter is required
  • For new employment without two months of paystubs, a signed offer letter from the employer (with salary and hours) is required, signed by both the employer and employee
  • Self-employed applicants must provide 2 years of most recent tax returns
  • 1099 contractors must provide last year's 1099 and proof of contract

Credit Requirements

Credit History

A credit report will be obtained for all applicants to verify credit ratings. For multiple applicants, including co-signers and guarantors, all credit scores will be averaged together to determine eligibility. This average score, combined with income verification and credit history, will be used to determine both rental eligibility and security deposit levels.

All applications are reviewed using AppFolio, Inc.'s screening services, which include credit reports obtained from Experian.

Your Credit Score:

  • Is a number that reflects the information in your credit report
  • Can change based on how the information in your credit report changes
  • May be used in making our decision

Credit Score Requirements:

  • 650+ score: Security deposit equal to base rent (most common)
  • 501-649 score: Security deposit equal to 1.5x (AZ, ID) or 2x (UT) base rent
  • 500 or below: Not eligible

Additional Screening:

  • Co-signers/Guarantors require 700+ credit score and will be averaged into the applicant's average credit scores.
  • Comprehensive background check: We screen all prospective residents against eviction history, national sex offender registries, national watch lists, and national criminal databases. Note that a criminal history will be considered but does not automatically result in rejection.
  • Three years of rental history required, including names and contact information for previous landlords.
  • Debt to income: In addition to meeting the 3X rent requirement, we review your monthly debt obligations from your Experian credit report. After accounting for all debt payments and our monthly rent/fees, you must have at least $1,000 remaining in monthly income.

Until a lease is fully executed, MAXX PROPERTY MANAGEMENT will continue to market and accept applications for all properties. Approval of an application does not guarantee placement unless and until a lease is executed.

Everyone must complete a pet profile before an application will be considered completed.

Application Review:

You will be notified via text if your application is approved. We understand that your application is time-sensitive, but please note that calling our offices may delay the approval process. Lease Signing:

  • 48 hours to sign lease and pay deposit after receiving it
  • Security deposit due within 48 hours of receiving lease agreement
  • First month's rent and fees due 6 business days prior to move-in
  • If signing less than 6 business days before move-in, payment due on move-in day via certified funds
